Situated in Leicestershire and covering the Leicester and Leicestershire areas, we offer a comprehensive and professional residential estate agency, lettings and property management service to meet the needs of vendors, landlords and tenants.

We can sell your property for just £1,000 + VAT (£1,200) with a no sale no fee, for homes up to £200,000 and £1,500 (£1,800) with a no sale no fee for homes £200,000+.

Our lettings services are flexible and include tenant find only, rent processing only and a fully managed service and we can tailor our services to suit your individual requirements; please see our Lettings fees below.

We assess market value for sale and lettings free of charge. Our customer service and professionalism is second to none. Communication and trust is essential to ensure the whole sale and lettings process is managed in an effective and efficient manner giving you total peace of mind.

Lettings – Landlords

MARKET ASSESSMENT – Free of Charge

TENANT FIND ONLY

Which includes:

Marketing the property

Undertaking viewings where required

Referencing a Tenant

Credit Check of a Tenant

Provision of the Tenancy Agreement and related Tenancy Information

Registration of the deposit with the Deposit Protection Service (DPS)

Release of Deposit upon vacation of property (with the exception of the single claim process)      

£294.00 inc. VAT   (£245.00 + VAT)                                                                    

 

FULLY MANAGED SERVICE

Which includes:

Marketing the property

Undertaking viewings where required

Referencing a Tenant

Credit Check of a Tenant

Provision of the Tenancy Agreement and related Tenancy Information

Tenant Check-in at the property

Registration of the deposit with the Deposit Protection Service (DPS)

Rent processing for the duration of the tenancy agreement

Direct liaison with tenant/s in the event of any maintenance issues

Regular inspections

Check out upon termination of the tenancy agreement

Release of Deposit upon vacation of property (with the exception of the single claim process)

FREE set up then a 7% management fee per month + VAT, based on the monthly rental value (for a minimum period of 12 months

Application Fee for Single Adult £225.00 + VAT (£270.00)

Sales

Valuation –  Free of Charge

Properties valued under £200,000 – £1,200 inc. VAT (£1,000 + VAT)

Properties valued over £200,000 –  £1,800 inc. VAT (£1,500 + VAT)

Energy Performance Certificate (EPC) & Floorplan – Free of Charge (subject to a successful sale) or £120 including VAT where chargeable (£100.00 + VAT)

Our Sales Service includes:

Taking photographs of the property

Marketing the property on  Zoopla and  various other websites

Marketing the property on Leicestershire Lettings and Sales website

Marketing the property in the shop window

Arranging for an Energy Performance Certificate (EPC) to be provided where required

Arranging for a floor plan to be provided where required

Making available the property particulars

Organising and arranging viewing (including attending viewings where requested by the Vendor)

Liaison with the Vendor and provision of feedback

Notifying the Vendor of all offers made both verbally and in writing

Sending out the Memorandum of Sale where an offer has been accepted

Obtaining updates from Solicitors the sale is proceeding
